How Long Should I Expect the Home Selling Process to Take?

Selling a home isn’t always a quick process. From listing to closing, several factors determine how long it takes to sell a property. So, what’s a realistic timeline for the home selling process? Let’s break it down step by step.

Factors That Affect the Home Selling Timeline

1. Preparing the Home (1-4 Weeks)

Before listing, you’ll need to make repairs, declutter, stage, and take professional photos. The more work your home needs, the longer this phase will take. Remember first impressions are lasting impressions.


2. Listing & Showings (2-8 Weeks depending on market)

Once on the market, the time to find a buyer depends on:

✔️ Market conditions (hot vs. slow market)

✔️ Pricing strategy (overpricing = longer wait)

✔️ Location & home condition.

A well-priced home in a strong market may get offers in a few days to a couple of weeks, while others may sit for a month or more. If you are not in a hurry, of course top dollar is always key; however, price your home to sell if you are in need of a quick sell.


3. Negotiation & Offer Acceptance (2 days)

Once you receive an offer, negotiations typically include a deadline of acceptance or denial, typically this is a day or two so that the potential buyer can move on if there is a denial.


4. Closing Process (30-60 Days)

After accepting an offer, the buyer’s lender will finalize financing, conduct inspections, and process paperwork. This stage usually takes 4-6 weeks.

On average, home selling takes anywhere from 2 to 6 months from start to finish in a good market. The timeline depends on market conditions, pricing, and buyer financing.
