Today, I’m taking you on a wild ride through what can only be described as my worst house flip ever. We’re talking about a project that went so wrong, I thought I was going crazy!! Buckle up, because this is one story you won’t want to miss!


The Dream (that turned into my worst house flip): Turning a Fixer-Upper Into a Profit Machine

It all started like most house flips do—with a dream. The idea was simple: buy a charming old house in a great neighborhood, give it a facelift, and sell it for a tidy profit. The numbers looked good on paper, and the potential was there. What could possibly go wrong? Spoiler alert: everything.


Red Flag #1: The Budget Bust

From the get-go, the budget was set. The plan was to keep costs low by focusing on the key areas - the kitchen and bathrooms. But as any seasoned flipper knows (newbies - beware), surprises lurk behind every wall. In this case, it was outdated plumbing, shoddy electrical work, and most importantly a basement from hell that had more hidden cracks than we could find. With every new discovery, the budget ballooned. Before long, the cost of repairs was double the original estimate.


Red Flag #2: The Basement Catastrophe

Although the my team did the best they could with renovating the key "thorn" in this property - the basement- we just could not keep the water from being a major intruder that just didn't want to go away. Because of the water tables in Louisiana you will rarely find a basement here. We searched high and low with local companies for assistance in tackling our basement issue but was unable to locate anyone who knew how to keep the water out nor have chemicals to stop the water. What should have been a six-week project dragged on for months.


Red Flag #3: The Market Meltdown

Even if the house had been finished on time and within budget, the market had other plans. What was once a hot seller's market suddenly cooled off, leaving me holding the property for six months. Not only did the basement give me issues but the house also sat on the market for weeks with barely a nibble. Each passing day brought new carrying costs—taxes, insurance, utilities—that chipped away at any hope of profit. Luckily I was prepared.


The Aftermath: Lessons Learned the Hard Way

In the end, my worst house flip ever didn’t just teach me a lesson—it could have shattered my dreams - if I allowed it to. But every cloud has a silver lining, right? This flip may have been a disaster, but it’s also a goldmine of lessons for me to pass along for you:

  1. Always pad your budget: Expect the unexpected because it can/will happen.

  2. Vet your contractors: A good team can make or break your flip.

  3. Keep an eye on the market: Timing is everything in real estate.

  4. For my Louisiana folks: Never buy a house with a basement - Just kidding
